Corner Lot Closes on Jacksonville Westside Circle K for $2.4 Million

Corner Lot has closed on a ground lease development between CLDG Land V, LLC and Circle K Stores, Inc. for $2.4 million. The buyer was Everhart, LLC, from North Carolina. Will Wamble and Patrick Nutt of SRS Real Estate Partners represented Corner Lot in the transaction.

The property, located at the northwest corner of 103rd Street and Samaritan Way on Jacksonville’s Westside, consists of a working 14-pump gas station and convenience store on 2.85 acres and was built in 2024. The intersection is used by nearly 57,000 vehicles each day. The parcel is 123,954 square feet with approximately 5,200 square feet of existing building area.

“Jacksonville’s Westside is a growing submarket and Corner Lot is proud to once again work with Circle K to bring the families living in that area another option for their transportation and convenience needs,” said Corner Lot COO, George Leone. 

This is Corner Lot’s second deal with the nationwide convenience store chain. The real estate development firm previously sold land to Circle K for their store at 1055 St. Johns Parkway in St. Johns, Fla. in 2019.

This is also Corner Lot’s second investment sale of a development driven by a national end-user. In 2022, Corner Lot sold a build-to-suit O’Reilly Auto Parts at 1335 St. Johns Parkway.
