Corner Lot is proud to share that Dune House Hotel & Spa and its signature restaurant, Coastal Farmer, are now open at 1 Ocean Boulevard in Atlantic Beach.
The 193-room oceanfront hotel opened in March 2026 on roughly three acres where Atlantic and Neptune Beaches meet, following a top-to-bottom reimagining of the former One Ocean Resort & Spa. Corner Lot served as developer on the project alongside joint venture partners Sage Investments, Aspect Real Estate Group and Kelco Management and Development, who acquired the property together in July 2024. Coastal Farmer, the hotel’s signature restaurant, followed in July 2026.
Dune House carries forward a long tradition of hospitality along this stretch of coast, offering visitors and local residents a new place to stay, gather, dine and celebrate. From its thoughtful design and wellness offerings to Coastal Farmer’s menu shaped by the seasons and nearby farms and waters, the experience is rooted in the character of Atlantic Beach.
The property’s design, led by Sage Studio in collaboration with New York-based Islyn Studio, draws on Florida’s vintage surf culture and pays tribute to the late Jacksonville architect William Morgan and his own Dune House. Natural materials — weathered wood, sea glass, sun-bleached stone — carry through 193 redesigned guest rooms and suites, a reimagined spa, a refreshed pool deck, curated retail and oceanfront gathering and event spaces.
Coastal Farmer opens onto a dune-facing patio guests can reach from the sand or from Ocean Boulevard. Under Executive Chef Daniel Tederous, the kitchen serves breakfast, lunch, and dinner daily with a menu built around regional farms and nearby waters, working with partners including Congaree & Penn, Black Hog Farm, Down to Earth Farm, County Line Produce, Berry Good Farms, Safe Harbor Seafood, and Mayport C&C Fisheries.
