Flagler Crossing Apartments Adds Accessible Housing in St. Augustine

The highly-anticipated Grand Opening of Flagler Crossing at St. Augustine Apartments took place on Thursday, April 18, 2024, marking a significant milestone in the journey towards more accessible housing in St. Johns County. Developed by Jacksonville-based Corner Lot, this project not only showcases a commitment to quality living spaces but also underscores the pressing need for workforce housing solutions in one of America’s fastest-growing communities.

The Grand Opening celebrated Phase One of Flagler Crossing, which consists of 330 units spread out over 11 buildings. 100 of those units are designated as workforce housing, which means tenants can receive reduced rent for those units based on their income level. Throughout the project, there will be no less than 150 units dedicated to workforce and affordable housing. The AMI (Average Median Income) associated with these units will range between 80% of the AMI and 10 % below the market. At least 50 of the units will be set aside in perpetuity. The remaining units will be available for a minimum of 3 years.

Each unit features granite countertops throughout, stainless steel appliances, a full-size washer and dryer, custom cabinetry, luxury vinyl tile in all areas except bedrooms, a single basin sink, and subway tile kitchen backsplash. All residents can enjoy a comfortable resident lounge in the luxurious clubhouse, a resort-style swimming pool with cabanas, a 24-hour indoor/outdoor fitness center, scenic views of the San Sebastian River from our outdoor lounge areas, Luxor One package lockers, and EV charging stations.

Flagler Crossing Apartments represents a culmination of years of dedication and collaboration between Corner Lot and the local community. With a vision to provide sustainable and affordable housing options, Corner Lot has meticulously crafted this development to cater to the diverse needs of St. Augustine residents.

“Workforce housing is not only a buzzword in our industry, but it’s become a part of our passion in building up our city and its surroundings,” remarked Andy Allen, CEO of Corner Lot. “Having an amazing option along the San Sebastián River near downtown St. Augustine, we feel like we have knocked this one out of the park in partnership with the city and our community. Thanks to all of our partners, investors, and especially my team.  Onward to Phase Two!”

The importance of workforce housing cannot be overstated in St. Johns County, where like other fast-growing communities across the country, the cost of living continues to rise. Through initiatives like the Live Local Program, Flagler Crossing Apartments aims to provide essential support to local essential workers like first responders, medical staff, and teachers. This enables them to live closer to their workplaces and fosters a stronger sense of community.

Corner Lot recognizes the talented team at Group 4 Design, Inc. for their exceptional design work and Summit Contracting Group for their dedication in bringing this project to fruition.

The Grand Opening celebration featured guided tours of the apartments, remarks from community leaders, and an opportunity to connect some of the residents who call Flagler Crossing home, along with the team behind this transformative project.

Quotes from some of the VIPs in attendance:

Mayor Nancy Sikes-Kline
City of St. Augustine

“When government and private industry work together, when we think outside the box, we collaborate on creative ideas. We form partnerships that solve problems, we find ourselves at a place like Flagler Crossing right here. This beautiful brand new community, located right here in the city of St. Augustine, on the banks of the San Sebastian River, is the result of that kind of inspiration, which is working together to meet the needs of our community.”

Roy Alaimo
Vice-Chair, Dist. 3, St. Johns Co. Board of Commissioners

“The availability of housing in our community really continues to be a top priority for the board. In the past few years, we’ve celebrated many affordable housing projects that have been brought by the hundreds of new attainable housing opportunities here in St. Johns County. And I want to say that although this is workforce housing, it also adds to the variety of housing options that we collectively offer to our residents. It is exciting to see this project rise from the ground over the past few years and elevate housing opportunities for those who work in our community. As you know, this is important to our teachers, our firemen or police officers all the high quality you know apartment-style home living for their families. Flagler Crossing isn’t just an investment property. It’s an investment in the people of this community. It allows the people who live here in St. Johns County, the last people who work here in St. Johns County to also live here in St. Johns County. Flagler Crossing is a step onto the path toward the right direction of development.”

Isabelle Renault
President/CEO, St. Johns Co. Chamber of Commerce

“For quite some time the chamber and its members have collaborated with local governments and developers to explore innovative avenues in addressing housing challenges in St. Johns County for our workforce. This project underscores the potential when the private sector works with the government and when the government works with the private sector and vice versa. While there is still much more for us to do, witnessing the realization of this development is truly advancing and addressing housing for our workforce in St. Johns County.”
