We selectively assembled an experienced team of professionals who specialize in all aspects of single-family, multifamily, urban, and commercial real estate development as well as Historic Preservation and home construction.
Corner Lot’s executive team members are experienced in finance and accounting, governmental relations, property management, and a variety of other fields that allow us to seamlessly execute all aspects of the development process. In addition, our project management staff is well-versed in site acquisition, design, permitting, and vertical and horizontal construction.
We pride ourselves on an innovative, fun, and creative corporate culture that empowers our professional staff to make decisions, take risks, and colloborate with our partners when representing Corner Lot.

The Team
A Jacksonville native, Andy launched Corner Lot Properties in 2009. It quickly became the largest residential real estate investment firm in Northeast Florida, showing over $1 billion of real estate, including residential acquisition, disposition, sales, and development. Between 2011 and 2014, Andy's companies facilitated over 3,000 homes for American Homes 4 Rent (AH4R), the country's largest residential REIT, overseeing brokerage, construction, and rental management in what became one of AH4R’s top-producing markets. He subsequently launched Heritage Holdings, his residential portfolio of 1,100 single-family homes, one of the largest in Duval County.
In 2017, Andy co-founded Corner Lot Development Group (CLDG) with his business partner, George Leone. Since then, CLDG has conducted the entitlement, permitting, or construction of over 3,000 lots for multiple national homebuilding companies.
In 2018, they launched Breeze Homes, which prides itself on building over 150 attainable houses in Northeast Florida yearly. The following year, they launched Corner Lot Living, a multi-family development platform currently developing over 3,000 multifamily units and counting.
In 2023, Andy helped launch First Coast Real Estate Partners, a ground-up multifamily fund platform, tailored to investors passionate about the continued growth of Jacksonville's First Coast. That same year, Corner Lot Hospitality was born, delivering its first Hilton-flagged hotel and acquiring the prestigious One Ocean Resort in Atlantic Beach, FL in 2024.
Andy has been recognized throughout his career for his business leadership and community impact. He was named to the Jacksonville Business Journal’s 40 under 40 in 2015 and recognized as a Top Entrepreneur by the Jacksonville Daily Record in 2022. In 2023, he was a finalist in Ernst & Young's Entrepreneur of the Year and a Jacksonville Business Journal's Ultimate CEO.
Andy attended Wolfson High School and graduated as Salutatorian in 1999. He went on to attend Jacksonville University, where he majored in Finance, minored in Marketing, and was named a Cleveland Golf Academic All-American. He earned the university’s President’s Award (Scholar Athlete Award) for the graduating class of 2003.
Outside of real estate, Andy enjoys Jacksonville Jaguars football and is one of the top amateur golfers in the area. He and his wife Kristen have two children, Ava and Payne. They’ve traveled much of the world together, including a summer in Europe, a winter in Southeast Asia, and multiple trips to Scandinavia, home of he and Kristen's ancestors. On weekends, you can find Andy coaching his son in various sports. Coaching and growing his city are truly his passions!
To further expand home affordability, George and Andy formed Breeze Homes in 2018 to make the process of construction to homeownership as simple and affordable as possible. In Breeze Home's first year, they sold 92 homes with an average sales price of $200,000. Breeze Homes has become a leader in Northeast Florida for entry-level, affordably priced homes.
Prior to CLDG, George launched Leone Development in 2016, where he quickly earned a reputation for understanding development constraints, being solution-oriented, and building great teams for the successful execution of land development projects.
George began his real estate development career at Toll Brothers, where he spent 13 years, ending as the Vice President of Land Development. After relocating to Jacksonville in 2005, he started a development team for Toll Brothers and was one of the first developers to break ground in Nocatee. He also oversaw development projects amounting to $500 million throughout Central and North Florida, South Carolina, and North Carolina, where he regularly managed a team of over 40 consultants and contractors.
George is a member of the City of Jacksonville Joint Planning Committee and the Florida State College at Jacksonville Building Industrial Leadership Team. In addition, he supports and participates in a variety of professional organizations, including the Northeast Florida Builders Association, the Urban Land Institute, the Jax Chamber, and Jax USA.
George graduated from Florida State University in 2001. Outside of real estate, he enjoys fishing, boating, bird hunting, and skiing. George and his wife, Irena, have three children, Anthony, Jordan, and Isla.
