Andy Allen is the co-founder and Chief Executive Officer of Corner Lot, a real estate development firm headquartered in Jacksonville, FL. Under his leadership, Corner Lot has achieved a total capitalization of well over $1 billion.

A Jacksonville native, Andy launched Corner Lot Properties in 2009. It quickly became the largest residential real estate investment firm in Northeast Florida, showing over $1 billion of real estate, including residential acquisition, disposition, sales, and development. Between 2011 and 2014, Andy's companies facilitated over 3,000 homes for American Homes 4 Rent (AH4R), the country's largest residential REIT, overseeing brokerage, construction, and rental management in what became one of AH4R’s top-producing markets. He subsequently launched Heritage Holdings, his residential portfolio of 1,100 single-family homes, one of the largest in Duval County.

In 2017, Andy co-founded Corner Lot Development Group (CLDG) with his business partner, George Leone. Since then, CLDG has conducted the entitlement, permitting, or construction of over 3,000 lots for multiple national homebuilding companies.

In 2018, they launched Breeze Homes, which prides itself on building over 150 attainable houses in Northeast Florida yearly. The following year, they launched Corner Lot Living, a multi-family development platform currently developing over 3,000 multifamily units and counting.

In 2023, Andy helped launch First Coast Real Estate Partners, a ground-up multifamily fund platform, tailored to investors passionate about the continued growth of Jacksonville's First Coast. That same year, Corner Lot Hospitality was born, delivering its first Hilton-flagged hotel and acquiring the prestigious One Ocean Resort in Atlantic Beach, FL in 2024.

Andy has been recognized throughout his career for his business leadership and community impact. He was named to the Jacksonville Business Journal’s 40 under 40 in 2015 and recognized as a Top Entrepreneur by the Jacksonville Daily Record in 2022. In 2023, he was a finalist in Ernst & Young's Entrepreneur of the Year and a Jacksonville Business Journal's Ultimate CEO.

Andy attended Wolfson High School and graduated as Salutatorian in 1999. He went on to attend Jacksonville University, where he majored in Finance, minored in Marketing, and was named a Cleveland Golf Academic All-American. He earned the university’s President’s Award (Scholar Athlete Award) for the graduating class of 2003.

Outside of real estate, Andy enjoys Jacksonville Jaguars football and is one of the top amateur golfers in the area. He and his wife Kristen have two children, Ava and Payne. They’ve traveled much of the world together, including a summer in Europe, a winter in Southeast Asia, and multiple trips to Scandinavia, home of he and Kristen's ancestors. On weekends, you can find Andy coaching his son in various sports. Coaching and growing his city are truly his passions!

George Leone is the Chief Operating Officer and co-founder of Corner Lot Development Group (CLDG). He and Andy Allen launched CLDG in 2017, growing it into a marketplace leader focusing on affordably priced homes in Northeast Florida.

To further expand home affordability, George and Andy formed Breeze Homes in 2018 to make the process of construction to homeownership as simple and affordable as possible. In Breeze Home's first year, they sold 92 homes with an average sales price of $200,000. Breeze Homes has become a leader in Northeast Florida for entry-level, affordably priced homes.

Prior to CLDG, George launched Leone Development in 2016, where he quickly earned a reputation for understanding development constraints, being solution-oriented, and building great teams for the successful execution of land development projects.

George began his real estate development career at Toll Brothers, where he spent 13 years, ending as the Vice President of Land Development. After relocating to Jacksonville in 2005, he started a development team for Toll Brothers and was one of the first developers to break ground in Nocatee. He also oversaw development projects amounting to $500 million throughout Central and North Florida, South Carolina, and North Carolina, where he regularly managed a team of over 40 consultants and contractors.

George is a member of the City of Jacksonville Joint Planning Committee and the Florida State College at Jacksonville Building Industrial Leadership Team. In addition, he supports and participates in a variety of professional organizations, including the Northeast Florida Builders Association, the Urban Land Institute, the Jax Chamber, and Jax USA.

George graduated from Florida State University in 2001. Outside of real estate, he enjoys fishing, boating, bird hunting, and skiing. George and his wife, Irena, have three children, Anthony, Jordan, and Isla.

Jacksonville native Michael O'Neal attended Bishop Kenny High School, graduating Summa Cum Laude and earning a scholarship to play golf at the University of North Florida. While at UNF, Michael was awarded the 2007 and 2008 Scholar-Athlete of the Year award and the 2008 Athlete of the Year award, becoming the first person to win both awards in the same year. In 2008, he graduated Summa Cum Laude with a degree in Criminal Justice and a minor in Chemistry. After graduation, Michael pursued his dream as a professional golfer, making the cut twice on the PGA Tour and appearing on the Web.com Tour three times. He joined his good friend Andy Allen at Corner Lot Properties in 2012 and rapidly became involved in every aspect of Corner Lot's business, from rehabbing houses and managing subcontractors to facilitating an extensive rental portfolio. In his current role as Vice President of Operations, Michael is involved with the management of Corner Lot projects, Breeze Homes properties, real estate closings, and other financial aspects of the business. Outside of real estate, he is an avid Jacksonville Jaguars fan and loves to spend time with his wife, Kylie, and their sons, Liam and Jack.

Born and raised in Alabama, Lee Hutchins spent many summers in Jacksonville. After earning a bachelor’s degree in investment management from the University of Alabama in 2005, Lee and his soon-to-be-wife Chandra moved to the River City where he managed the day-to-day operations of his family’s construction company, CPA Excavating. In 2019, Lee joined Corner Lot where he serves as the Vice President of Development. Lee facilitates the construction of Corner Lot’s projects from start to finish, manages all contractors and subcontractors, and implements systems and processes that make project development timelier and more efficient. When not at Corner Lot, you can find Lee spending time with his wife and at the Hendricks Avenue Baseball fields coaching is two sons, Trey and Miles.

A native Floridian, Josh moved to Jacksonville in 2000 to attend the University of North Florida where he studied Elementary Education. After working in education for 9 years, he transitioned into the real estate industry in 2014 to work for Corner Lot Properties. A hard-working, dedicated professional, who is always ready to go above and beyond, Josh quickly built a reputation for ensuring a job gets done correctly and quickly. Outside of the office, you can find Josh draining putts, cheering on the Jaguars, or on the water casting a line.

Tiffany, a Florida native, grew up in rural Macclenny. Her youth was all about animals, horses, hunting and fishing. She’s lived in Gainseville, Cartersville, and Fernandina Beach, and eventually found her way back to Jacksonville to be near family. Tiffany worked for the city of Jacksonville for eight years before she transitioned to Corner Lot in 2019. She manages all of Corner Lot’s office responsibilities and the Goodwin House. In her down time, Tiffany is very active with her husband Stephen and their five children. They love to garden, hike, surf fish, and explore the outdoors.

With 19 years of experience working in Northeast Florida, Billy provides high-quality, hands-on program planning and management services. His expertise includes strong analytical and organizational abilities, building long-lasting relationships, and project management. Billy is a graduate of the University of Central Florida, with a degree in International Relations and a focus on Ecology. Over the past 5 years he has been committed to identifying innovative housing solutions. When he's not at work you can find him, surfing, on a bicycle, or spending time with his amazing family.

Justin M. Higgins is the Chief Legal Officer of Corner Lot. Prior to joining the firm, Justin was the Founder and Managing Member of JM-Higgins Law, a real estate law firm, and JM-Higgins Realty, a real estate brokerage. Before founding his own businesses, Justin worked for Lendlease, where he held legal, project management and property management roles. Earlier, he was an attorney for Deutsche Bank. Justin is a former Division I soccer player and holds Bachelor of Arts and Juris Doctor degrees. In his free time, Justin enjoys playing soccer in various men’s leagues as well as spending time with his two children.

Justin graduated from The Citadel in 2011 with a degree in Business Administration and is currently pursuing his Masters in Accountancy from the University of North Florida. He moved to Jacksonville and began working with Corner Lot Properties in 2013. Over the next several years, Justin served as the financial controller for Heritage Holdings and transitioned to Corner Lot Development Group in 2021. Justin is involved in all aspects of Corner Lot's financial life cycle including producing company financials, facilitating draw schedules, aiding with capital and debt raises, assisting with deal analysis, day-to-day administrative accounting and streamlining Corner Lot’s accounting systems and processes. An avid outdoorsman, Justin enjoys duck and upland bird hunting and spending time with his beautiful wife Kristan, their wild-child daughter Addie, and their son Austin.

Born in Zumbrota, Minnesota, and raised in Jacksonville, Erich Geisler began his career in Information Systems & IT shortly after graduating from Florida State University. Prior to joining the workforce, Erich spent a year abroad in Florence, Italy in 2005. In 2006, he began working for a Jacksonville based sports-focused IT company as a project manager, focusing on operations and development of stats-focused information systems. Primarily focused on tennis and golf, Erich led new software deployment projects delivering custom scoring and display systems for broadcasters, promoters, sports organizations, and leagues. Eventually, that role evolved into a leadership position managing an operations and deployment team, continuation of large-scale development rollouts, and providing a pathway and vision for future growth within the industry. Erich has always been passionate about development, the growth of Jacksonville, and finding creative solutions to challenging projects. When not at work, Erich enjoys spending time with his wife, Samantha, and their two children Emma and Henry. You can find them at the beach, the park, or traveling to Minnesota or Colorado to visit family.

Sonny is a native of Jacksonville with more than 17 years of experience in the multifamily property management industry. He comes to Corner Lot Living with property management experience from Jacksonville, Fort Lauderdale, Miami, Atlanta, Orlando, and Austin. A true people person who has a passion for the multifamily industry, he’s specialized in the lease up of new development and dispositions with a portfolio of high-end luxury communities throughout the southeast. Joining Corner Lot in 2021, Sonny is responsible for overseeing the company’s multifamily assets and their performance from concept and design, to lease up, and long-term management. To separate Corner Lot from its competition, he works closely with our architect and interior designers in planning amenity spaces and perfecting floor plans, and integrates with our management companies on competitive pricing, marketing, and overseeing property operations. Away from work, Sonny likes to work out, go boating, and travel with his friends and family.

A native of Jacksonville, Stephan attended The Bolles School, where he excelled as a student athlete and helped the Bulldogs clench a state championship his senior year as the starting punter and place-kicker. After high school, Stephan accepted a football scholarship to attend Towson University in Maryland, where he pursued a Bachelor of Science degree in Accounting and subsequently earned his CPA license. Beginning his career in Baltimore, Stephan was introduced to Low Income Housing tax credits, New Market tax credits, and Real Estate Investment Trusts. Itching to return to Jacksonville, Stephan continued to gain experience in real estate transfer pricing, M&A structuring, debt restructuring, due diligence, REIT qualifications and conversions, and general transaction consulting. At Corner Lot, Stephan is responsible for fostering relationships with investors. Having spent ten years in public accounting, Stephan also offers expertise in REITs, private equity, and strategic tax planning for Corner Lot’s multi-family, commercial, and residential deals. Outside of real estate, Stephan continues to pursue his athletic passions while competing competitively in CrossFit, flag football, and soccer. He spends his free time boating and traveling with his beautiful wife Christine, and their children Brody and Leah, who are both active athletes following in their parent’s footsteps.

Originally from Chicago, Andre Green has been in Jacksonville since 1996. He attended Bishop Kennedy High School and graduated from the University of North Florida as a member of the golf team in 2004. Prior to joining Corner Lot, Andre worked at Synovus Bank where he provided advice and guidance in the areas of commercial banking, consumer banking, and investments as a Private Wealth Advisor. In his current role as a Commercial Development Manager, Andre will be involved in all aspects of Corner Lot's commercial properties. In his spare time, Andre enjoys golf, exercise, and hanging out with his wife Leah and his dog Deuce.

Walt Schwartz was born and raised in the Philadelphia, PA area and is a graduate of Rowan University with a Bachelor of Science. A decorated veteran, Walt served 12 years in the United States Army as a Special Forces A Detachment Executive Officer, Infantry Company Commander, and Battalion Operations Officer. After his military career, Walt joined Toll Brothers as a Construction Manager and rose to the position of Division President for South Carolina with responsibility for construction activities at two large resort-style master plan communities, real estate acquisitions, and community association activities. In his current role, Walt utilizes 25 years of extensive experience in both civil and vertical construction to oversee construction of Corner Lot's commercial, multi-family, and single-family developments. In his personal time, Walt enjoys spending time with his wife Chance and is currently a heavy athletics Scottish Highland Games world-ranked competitor.

Chris began his career in the multifamily industry when he was just 20 years old and spent the next 16 years serving as a Project Manager with The FaverGray Company, a general contractor specializing in multifamily, student housing, hospitality, and senior living. Chris has dedicated an equal amount of time in the office and the field managing projects throughout eight states including Florida, Georgia, Mississippi, Texas, Missouri, South Carolina, Virginia, and North Dakota. In his current role as Director of Construction for Corner Lot Living, Chris facilitates multi-family projects from the final stages of horizontal development through the completion of vertical development, including contractor management, design team facilitation, construction oversight, and project coordination. Chris grew up in Ponte Vedra Beach where he attended Nease High School. He currently resides in Jacksonville Beach with his wife, their son and daughter. Chris spends his weekends shuttling his kids to surf contests, skateparks, and to see friends. He enjoys spending the rest of his time with his wife, boating, fishing, and just relaxing by the pool or at the beach.

Originally from Orlando, Florida, Justin Holmes graduated from Seminole State College of Florida with an Associate of Art and received his Bachelor's degree in Business Management from the University of North Florida in 2022. A baseball player since age 9, Justin played at Seminole State and was selected for the Mid-Florida Conference team before transferring to finish his collegiate baseball career at the University of North Florida. In his current role as Assistant Project Manager for Corner Lot, Justin assists with all aspects of horizontal project development including research, permitting, and vendor and contractor management. During his free time, he enjoys hanging out with friends, being active, and watching sports.

Originally from Dry Ridge, Kentucky, Dempsey Schlueter attended Georgetown College where he received a Bachelor of Science in Biology and was the Honorable Mention All American starting kicker for the Georgetown Tigers for four years. He relocated to Jacksonville in 2021. He previously served as a Chemist for Celanese Emulsions and a Project Manager for US Fall Protection, an OSHA-driven safety company. In his current role with Breeze Homes, Dempsey serves as a Project Manager where he manages vendors, facilitates contracts, and works in the field. During his spare time, Dempsey enjoys spending time with his daughter McKinley and son Easton, working on house projects, watching University of Kentucky and Cincinnati Bengals football, and enjoying the beach and intercoastal waterway.

Born and raised in Northeast Florida, Jeremy graduated from Jacksonville University with a master’s degree in Business Administration. He began his development career in 2016 where he learned project management, site work, and utility estimation. In addition, he also spent time building custom homes before joining Corner Lot. In his current role, Jeremy serves as the Site Development Manager where he facilitates direct oversight of Corner Lot’s residential projects from start to finish. When not in the office, you can find Jeremy outdoors or spending time with his lovely wife Brooke, and his beautiful daughter Amelia, who will quickly remind you that she has two other sisters (dogs), Georgia and Lulu.

A native of Jacksonville, Florida, Matt Allen graduated from Wolfson High School in 1996. Shortly after graduation, he enlisted as a Submarine Navigator in the United States Navy. He conducted 12 deployments on multiple nuclear-powered submarines, including tours in Connecticut, Georgia, and Tennessee. Matt retired after 21 years of service in 2017 as a Submarine maintenance project manager in Pearl Harbor, Hawaii. He continued to work as a project manager for BAE Systems and Vigor Marine in Pearl Harbor, maintaining Arleigh Burke-class Destroyers, and as a Project Manager for Atlantic Site and Marine where he managed multiple commercial, government, and single-family utility and horizontal construction projects. He also got the opportunity to realize a childhood dream when he traveled the country as a PGA tour caddie. Matt joined the Corner Lot team as a Purchasing Manager for Breeze Homes and currently manages contracts, facilitates vendor relationships, and oversees construction projects. During his free time, Matt enjoys spending time with his son Peyton and his daughter Adriana, playing golf, supporting the Jacksonville Ice Men, and any activity that includes being on or in the water, live music, and traveling.

Following a 15-year career in the mortgage industry, Jeff Whipple joined Corner Lot's single-family homebuilder, Breeze Homes, as a Permit Coordinator. Jeff is happily married to his wife, Liz, with whom he has two sons, Jackson and Parker. When he's not at work, Jeff loves to golf, visit Florida's beautiful springs, be in a kayak, and travel.

Cole Blaker joined the Corner Lot team in August 2024. Originally from Southwest Virginia, Cole graduated from Virginia Tech with a Finance and Real Estate degree before earning his Master's in Business Adminstration, which concentrated in Business Analytics. Cole was also a member of the Hokies football team. Upon graduation, Cole worked as a Development Associate in Southwest Virginia. In his role as Assistant Project Manager at Corner Lot, Cole assists with all aspects of project development, including research, permitting, and vendor and contractor management. Cole enjoys spending time with his fiancé, Kaley, and dog, Axel when he's not in the office. He also likes golfing, hunting, and spending time outdoors.
